The landscape for the new Griffin Lane development is designed so that the distinctive landscape of the Broads sweeps right up into the site as far as the development.

Griffin Lane borders the River Yare floodplain and the retained natural mosaic of willow, reedbeds and marsh on the low-lying southern fringes of the site falls within the Broads National Park. The new landscape planting has a relatively loose-knit, informal structure. The reedbeds and wetlands of the Broads are extended northwards into the site, expressing the natural break of slope and creating valuable wetland habitats within the National Park. A new community centre cafe and viewing terrace will overlook the newly extended reedbed, transforming the accessibility of the Broads at a key urban fringe location.
