Reydon, land off Copperwheat Avenue

A landscape-led concept masterplan for the development of 220 dwellings is informed by a robust assessment of landscape sensitivity

This 12 ha site to the north-west of Reydon is allocated for residential development. It is arable land with a network of large fields that are enclosed by intact hedgerows and hedgerow trees. The site and its surroundings, including the town of Reydon, are within the Suffolk Coast and Heaths AONB.
A detailed landscape and visual assessment demonstrated how the layout of green infrastructure and built development could be structured to conserve the landscape setting of an adjacent historic farmhouse and views across the fields to the north west of the site to the Church of St Margarets. The landscape strategy incorporates a Woodland Park along the western boundary, areas for play and an extensive network of multi-functional green infrastructure within the development area, which is aligned in response to the natural topography and drainage of the Site.
